See below the details regarding our amendment and cancellation policies for the 2026-27 Niseko ski season.

Accommodation

EARLY BIRD RATE

Locked in your trip? Book early, pay upfront, and enjoy our best rate plus a bar voucher worth 10% of your stay.

For Early Bird bookings staying between 1 December 2026 and 15 March 2027, we offer a Stay Later Credit Voucher to provide flexibility if your plans change.

  • Cancellation
    • If you need to cancel your booking, the amount paid will be issued as a credit that can be applied toward a future stay, provided the new stay checks out before 15 March 2031.
    • For clarity, cash refunds are not available under the Early Bird offer.

    • 100% payment is due at the time of booking

FLEXIBLE RATE

Plans not locked in yet? Our Flexible Rate gives you room to change your mind, with payment due closer to your stay.

For Flexible bookings with stays between 1 December 2026 and 15 March 2027.

  • Cancellation
    • Cancel free of charge up to 60 days before arrival
    • Cancel within 60 days of arrival and your booking is non-refundable
  • Payment
    • No deposit required at booking
    • Full payment due 60 days before check-in
    • If payment is not received by 60 days before check-in, the booking will be cancelled
  • Inclusions
    • Daily breakfast
    • Free First Tracks shuttle
    • Free arrival and departure transfers from Hirafu Welcome Centre
    • Ski and snowboard storage and drying room
    • Wi-Fi

Detailed Early Bird Terms

Changes to Your Booking

  • Up to 30 days before arrival, you may amend the dates, number of guests, or room type of your booking (subject to availability) with no alteration fee.
  • Please note that rate differences may apply.
  • Any amended booking must have a check-out date prior to 15 March 2031.


Cancellations

  • Up to 30 days before arrival, you may cancel your booking and receive a Stay Later Credit Voucher for the amount paid.
  • This credit can be used toward a new booking with a check-out date prior to 15 March 2031.


Using Your Stay Later Credit Voucher

  • Rates and discounts applied will be those available at the time of the new booking (original rates are not carried over).
  • If the new booking value is higher than the credit, the difference must be paid 30 days prior to the new check-in date.
  • If the new booking value is lower than the credit, the remaining balance will be issued as a Stay Later Credit Voucher, which can be used for in-house services or another accommodation booking.


Future Season Bookings

  • Date changes for future seasons are subject to availability, and bookings will only be confirmed once seasonal rates have been released.


Within 30 Days of Arrival

  • Any cancellation within 30 days of arrival will result in the full payment being forfeited.

Guest Services & Extras

These terms apply to all bookings, regardless of your accommodation rate. A ¥3,000 Ramat Niseko administration fee applies whenever we process a change or cancellation on any of these items, in addition to the outcome below.

Bus Transfers

  • More than 5 days before departure: no fee
  • 4-3 days before: 30% of booking value
  • 2 days before: 40% of booking value
  • 1 day / departure day / no-show: 100% of booking value

Lift Passes

  • More than 7 days before your first ski day: free change/cancellation
  • 6 days or less: no refund (medical exception may apply)
  • After the pass is activated: no refund, no exceptions

Ski Gear Hire

  • More than 72 hours before your rental start: full refund
  • Within 72 hours: store credit only, valid current season
  • Mountain closure, injury/illness, or flight cancellation/full-day delay: full refund, any time
