2025-26 Booking & Cancellation Policies

See below the details regarding our cancellation policies for the 2025-26 Niseko ski season.

NON-REFUNDABLE RATES

For any Non-Refundable Booking staying between 1 December 2025 and 30 Mar 2026:

  • Cancellation Policy
    • If you cancel or change your booking at any time after booking, there will be no refund
  • Payment Terms
    • 100% payment due at time of booking

FLEXIBLE RATES

For any Flexible Booking staying between 1 December 2025 and 30 Mar 2026:

  • Cancellation Policy
    • You can cancel free of charge up to 60 days before arrival

  • Payment Terms
    • No deposit required
    • 100% payment due 60 days prior to check-in
  • Cancellation Terms
    • 60 days or more before your stay you can cancel your booking with 0% of the booking being chargeable
    • If you cancel less than 60 days before your stay 100% of the booking price is chargeable
    • The balance of your stay is required no later than 60 days before your stay. If the Payment is not received more than 60 days before the stay, the booking will no longer be held

EARLY BIRD RATES

For any Early Bird booking staying between 1 December 2025 and 10 April 2026:

  • Stay Later Credit – Cancellation Policy
    • If you need to change your booking, your payment can be used as a credit toward a future stay, with check-out before 10 April 2030
    • For clarity, no cash refunds will be provided

  • Payment Terms
    • 100% payment due at time of booking

EARLY BIRD CANCELLATION POLICY SPECIFICS

  • Up to 30 days before your stay you can amend the dates, number of guests and room type of your booking, subject to availability, with no alteration fee (NB: rate differences apply, see below). The new booking must have a check-out date prior to 10 April 2030.
  • Up to 30  days before your stay, you can cancel your booking and be issued a Full Credit to be used on a new booking with a check-out date prior to 10 April 2030.
  • Rates and discounts are related to room rates at time of making new booking (rates NOT carried over from the original booking).
  • If the value of the new booking is greater than the Full Credit value; the difference in value is due 30 days prior to the new check-in date.
  • If the value of the new booking is lower than the Full Credit value; a Credit Voucher for the difference will be provided which can be used towards in-house services or another accommodation booking.
  • Date changes are subject to availability and bookings for future seasons will not be confirmed until Rates are released.
  • Any date change or cancellation requests within 30 days of your stay will result in full payment being forfeited.
